Redwater to see major development

May 07, 2008

A significant amount of growth is anticipated for Redwater, and several developers are hoping to ride that wave when it hits home. One developer in particular has major plans to develop several different lots in Redwater. Terragold Inc. is a land development and investment company based in Edmonton. They own several areas of land in Redwater. One such piece will be called Kingswood Heights. This residential area will have all types of housing including, duplexes, bungalows, town houses, condominiums, etc.

One section of the land will also become a gated community. This means that the perimeter of the land will have a secure gate around it, so that there can be no unlawful entry. There will be cameras at all entrances and exits. Guests can buzz their way in much like an apartment building.

Another land holding is called Riverbank Estates, which is 100 acres. This land will only be developed once the need for it arises. Phase one of the Kingswood Heights development should be completed by November or December of this year. Ravi Gill is the President and CEO of Terragold Inc. He says that the goal of these subdivisions, with the excep- tion of the community for active adults, is to make them all intergenerational. “Intergenerational living says that we should have people of all ages and professions living together, and then and only then does it become a community,” said Gill. “If you can have the grandmother, mother and daughter stay in the same community and all be happy, then we have achieved success.” Terragold is not only trying to create beautiful hous- ing, but an atmosphere of community, complete with walking trails, ponds, and playgrounds. Mothers have the option of watching their children play from afar with cameras secured in the playground. Only mothers can access the video feed for security reasons. Overall Terragold is trying to create communities that are safe, beautiful, and that foster relationships with your neigh- bors. “My thought is if I feel that this place is good enough for me, only then would it be good enough for my clients,” said Gill. “If I'm willing to stay in that area, then and only then would I expect my clients to stay in that area.”

Terragold has also purchased two commercial lots for development. One lot will be a business park, and the other area will be called Terragold Square. This square will be the home to many different buildings, the first of which will be a medical center that will house doctors’ offices, dentists, a pharmacy, laboratory, a health food store and much more. There will also be a daycare in the same building. This will be very convenient for parents who have children going to Ochre Park School, as the proposed lot is just down the street from the school, close to the health center. Other buildings and services may be developed in Terragold Square, but all construction is based on the needs of residents. This is the main focus of Terragold, providing variety of housing based on the needs of their clients. “You can see the variety of things we're producing, just like a restaurant,” said Gill. “We cater to a very large clientele with different taste buds.”
